Chain-link: the workhorse

Galvanized chain-link is the cheapest fence a pro will install — national surveys put it around $15–$40 per linear foot installed — and it does containment better than fences costing three times as much. Black vinyl-coated chain-link deserves a special mention: it costs modestly more, visually disappears against a yard, and reads “tidy” instead of “industrial.”

• Pools: Virginia’s building code requires pool barriers — at least 48 inches high with self-closing, self-latching gates. Aluminum panel lines are built to those specs, which is why pool decks wear it so often.
• Slopes: rackable aluminum panels follow a grade without stepped gaps underneath — useful on the hillier lots toward Grottoes and the Massanutten foothills.

If you own rental property near campus, the fence math is different: it will be leaned on, climbed over and ignored by a rotating cast of tenants. Chain-link wins on survivability and repair cost; aluminum wins where the streetscape (or your property manager) wants better looks.
